Clyde Agriculture Limited has decided to offer these major station properties to rebalance their rural property portfolio. It is not often that properties of this size and scale become available.


These four properties (two in QLD and two in NSW) will be sold on a WIWO basis allowing the successful purchaser to receive the benefit of an immediate cash flow. In the case of ‘Toorale’ and ‘Brewon’ the wheat crop will be included in the sale.


These properties have been carefully managed with environmental sustainability and animal welfare as some of Clyde Agriculture’s goals.


The livestock produced on these properties are well regarded in the market, with the steers mostly grown out for the export market.


The irrigation development on ‘Toorale’ has been well planned to utilise the available water from both Ross Billabong and the Darling River allocation.


‘Clover Downs’ has just completed a renovation program aimed at utilising a further 5,000Ha.


Whilst the recent dry period has resulted in a reduction of livestock much work has been undertaken on fencing, dam renovation and cleaning.


The improvements on all these station properties are well maintained and present in good condition.

General Comments:
As Australia's most respected and successful beef producer; S Kidman and Co has instructed Landmark to place these two Kimberley Station holdings up for sale by auction.  This very unique opportunity presents itself at a time when the Kimberley Region is flourishing in stature as Australia's premier breeding opportunity in feeding the live export markets of South East Asia.


This outstanding holding has been managed with a major focus on a controlled breeding programme to maximise production to supply the burgeoning live export markets throughout South East Asia and beyond.
 
Rainfall:
Ruby Plains has a proven reliable rainfall averaging 618mm over the past 30 years.  Rainfall at Sturt Creek is generally around 50mm below Ruby Plains.


Type of Country
:
A major feature of this station offering is the blend of soil types from breeding country through to black soil open plains and valuable flood out from the Sturt Creek.


The Sturt Creek dissects the east side of the station and runs between 1/2km wide through to 5km wide in some sections.  This area is prime fattening country for steers and currently strategically utilised to grow out heifers to an optimum joining weight of 300kg plus.


Livestock
:
The 30,000 plus cattle are managed with meticulous attention to fertility and consequently high productivity, a direct result of Kidman's controlled breeding programme.  These quiet well bred cattle are a real feature to inspect.
 
Water: 
The two stations have a total of 100 plus man-made water points.  Ruby Plains has 31 bores, 28 dams and 9 tanks on pipelines.  Sturt Creek has 12 bores, 12 dams and 8 tanks.


Fencing
:
The quality of fencing on Ruby Plains and Sturt Creek provides the ability to manage a controlled breeding programme.  The vast majority of fences are all steel and are in excellent condition.  Most of the fence lines are graded on both sides as a responsible fire management practice.  The fencing is also a significant feature of this offering.


Improvements
:
Each station has a substantial array of buildings. All of the improvements are very well maintained and presented.  The homestead facilities are set in a beautifully maintained setting of established lawn and gardens.

Buildings include residences and staff quarters, machinery sheds, workshops, coolroom, stables and yards.


Plant & Machinery
:
An extensive range of plant and equipment is to be included in the sale.  The plant is in excellent order and is exceptionally well maintained.
